Dual Occupancy

Two dwellings on one land title. Can double rental yield on a single parcel.

What is Dual Occupancy?

Dual occupancy (or dual-occ) is a property with two separate dwellings on one land title — think main house plus granny flat, or duplex on a single title. Both dwellings can generate rental income.

Why it matters for you

Dual-occ properties can double rental yield on a single land parcel — appealing for investors. Lenders treat them differently: some count both incomes fully, others discount. Strata-titled versions (where each dwelling has its own title) are usually cleaner but more expensive to create.
