Conditional Approval

Indicative lender approval subject to conditions. Not binding for auctions.

What is Conditional Approval?

Conditional approval is an indicative approval from a lender, subject to conditions — usually satisfactory valuation, updated payslips at the time of purchase, and final document review. Also known as pre-approval or indicative approval.

Why it matters for you

Conditional approval gives you negotiating confidence and shows agents you're serious. But it's not binding — conditions can still trip the deal up. For auctions, you need unconditional approval, not conditional. Typically valid for 90 days.
